Specialist, Renewals – Heredia, Costa Rica

A day in the life of a Renewals Specialist 

The Renewals Specialist is responsible for working with the team to achieve the goal of renewing 85% of our stabilized residents. Each Renewals Specialist is responsible for working directly with the residents to identify and resolve obstacles in a proactive & reactive manner to obtain the most renewals possible. Provides support to all leasing teams on property management systems (Yardi, Rently, Prism, etc.) and daily processes 

  • Ensure that each resident with an expiring lease receives a renewal offer 65 days prior to their lease expiration date. 
  • Manage multiple Renewal Offers with different requirements from each investment group based on a revenue management strategy. 
  • Use negotiating tools such as flex rate options and maintenance upgrades to retain residents, while also ensuring business goals are met for the investor. 
  • Using sales techniques, manage the expiring population until lease signing has been completed by utilizing outbound calls, emails, etc. to ensure the resident signs before their lease expires. 
  • Help manage the inbound calls and emails from residents. 
  • Overcome a resident’s obstacles and objectives to renewing when a Notice to Vacate is submitted. 
  • Manage applications and background screenings for residents acquired during property acquisitions that are not on an MSR lease. 
  • Compile signed lease documents to provide to the owners for review. 
  • Assist in projects assigned to the department to support our branches as needed. 

What you’ll need to have 

  • HS Diploma or equivalent 
  • 1-2 years prior leasing administrative experience preferred. Proficient with Microsoft Office, including Outlook, Excel and Word; knowledge of prospect and resident management systems,  
  • Highly motivated “self-starter” able to learn and grow fast under aggressive project schedules 
  • Identifying inadequacies and requesting corrective action. 
  • Highly organized and able to multi-task and work effectively with limited supervision. 
  • Establish processes to ensure that quality assurance provisions are planned, developed and implemented for prompt and positive action to assure compliance with quality standards. 
  • Yardi Voyager Core or RentCafé Site Manager experience is preferred.
